The Turnover Checklist Every Short-Stay Property Needs

A turnover clean lives or dies on the details, and details are exactly what memory drops first. That is why every short-stay property we look after runs on a documented turnover checklist. Not a rough mental list that changes depending on who is working that day, but a written system that covers every room, every changeover, in the same order to the same finish.

We will be upfront about why we work this way. After enough turnovers across Palm Beach, Burleigh Heads and Broadbeach, you learn that the complaints that hurt a listing are almost never about a dirty property. They are about the one thing that got missed. A hair in the shower. A bin that was not relined. A wine glass put away with a smudge on it. The checklist exists so those things cannot slip through, no matter how busy the changeover day gets.

Here is what our checklist actually covers, room by room, and why we would never run a short-stay clean without it.

Why We Trust the Checklist Over Memory

Plenty of cleaners will tell you they know what a turnover needs and do not need it written down. We disagree, politely but firmly. Memory has good days and bad days, and a documented system does not. When our team steps into a property in Currumbin, they are running the same checklist we ran last week and the same one we will run in the December rush when everything is flat out.

That consistency is the whole point. Your guests are not comparing your property to how it looked last changeover. They are comparing it to every hotel and holiday home they have ever stayed in, and the checklist is how we make sure the standard never depends on luck or on who happens to be rostered on.

The Kitchen

The kitchen is where guests decide whether a property is actually clean or just looks clean. Our checklist covers benchtops, splashbacks and the sink, the inside and outside of the microwave, the cooktop and oven front, and the fridge cleared and wiped so the next guest is not greeted by someone else’s leftovers. Crockery, cutlery and glassware are inspected and rewashed where needed, the dishwasher is emptied and left clean, and the bin is emptied and relined.

Small appliances get their own line items, because they are the things guests actually touch. Kettles, toasters and coffee machines are wiped down, emptied and reset. A crumb tray full of the last guest’s breakfast is a small thing, but it is exactly the kind of small thing that ends up in a review.

The Bathrooms

Bathrooms carry more review risk than any other room, so this is where the checklist is strictest. Showers, screens and tapware are cleaned and polished, toilets sanitised inside and out including the base, mirrors finished streak-free, and drains checked and cleared. Towels are replaced and presented to a consistent fold, bins are emptied and relined, and consumables like toilet paper, soap and any host-supplied amenities are restocked to your standard.

The test we work to is simple. The bathroom should not just be clean. It should feel like nobody has ever used it.

Bedrooms and Living Areas

Every bed is stripped completely and remade with fresh linen, then styled the same way every time so your listing photos and your guest’s reality actually match. We check under beds and through drawers and wardrobes for left-behind items, because finding a previous guest’s charger in a bedside drawer does more damage to a stay than most hosts realise.

Living areas are vacuumed and mopped edge to edge, surfaces dusted, remotes and light switches wiped, cushions and throws reset, and any books, games or guest extras returned to their home. Balconies, outdoor settings and barbecues are on the list where the property has them, because on the southern Gold Coast the balcony is often the reason guests booked.

The Presentation Reset

Cleaning makes a property hygienic. Presentation makes it feel worth what the guest paid. The final stage of every turnover is a full presentation reset, where furniture is straightened, beds are finished to a consistent style, towels are folded the same way in every bathroom, and every trace of the previous stay is removed from sight.

This is the part of the checklist that separates a turnover clean from a normal house clean. Guests form their opinion of a property in the moment they walk through the door, and the reset is built for exactly that moment.

The Final Guest-Ready Check

The last item on the checklist is the one we refuse to skip. Before we lock up, one of our team walks the property as the arriving guest would. In the front door, through every room, checking sightlines, smells, lighting and the details that only show up when you look at a space the way a guest does rather than the way a cleaner does.

If something is not right, it is set before we leave, not flagged for next time. When we hand a property back as guest-ready, that word means something. It means we would happily check in ourselves.

One Checklist, Every Property

From an apartment in Coolangatta to a beach house in Palm Beach, every short-stay property we service gets the same documented approach, adjusted to the specifics of the home but never to a lower standard. When a host hands us their keys, they are handing us their reviews at the same time, and the checklist is how we keep both safe.

A clean your Nan would be proud of.

Questions We Hear Every Week

What should an Airbnb turnover checklist include?

A complete turnover checklist covers kitchens, bathrooms, bedrooms and living areas, fresh linen and bed styling, restocking of consumables, rubbish removal, a full presentation reset and a final guest-ready walkthrough before the property is locked up.

Why does a documented checklist matter for short-stay cleaning?

Because consistency should never depend on memory or on who is working that day. A documented checklist means every turnover is completed to the same standard, which protects guest experience and reviews over the long run.

Do you use the same checklist for every property?

We run the same documented system across every property, adjusted for the specifics of each home, such as outdoor areas, barbecues or extra bedrooms. The standard itself never changes.

What is a guest-ready check?

It is the final walkthrough we complete before locking up, where we move through the property as an arriving guest would, checking presentation, smells, lighting and detail. Anything that is not right is set on the spot.

Which Gold Coast areas do you cover for turnover cleaning?

We service short-stay properties across the southern Gold Coast, including Coolangatta, Currumbin, Palm Beach, Burleigh Heads, Broadbeach and the surrounding hinterland.
