Bond Clean Checklist Gold Coast
Your Gold Coast Bond Clean Checklist: What Property Managers Actually Look For

A bond clean is not judged against “clean enough.” It is judged against the entry condition report, by a property manager whose job is to find what was missed. That is a different standard to a normal house clean, and it is exactly why so many tenants lose part of their bond on a property they genuinely thought was spotless.
Here is the part most people get wrong. Bonds are rarely lost on the obvious things. They are lost on the spots that are easy to forget. The inside of the oven. The rangehood filter. Window and door tracks full of grime. Skirting boards, light switches and the marks behind where the couch used to sit. We have seen tidy, well-meaning tenants hand back keys and still cop a deduction, simply because an exit clean is a different job to a weekly tidy.
At The Old School Cleaning Co., we treat a bond clean as a presentation clean to a defined standard, not a quick once-over. Below is the checklist we work to across Gold Coast rentals, and the areas we know catch people out most often.
What a Bond Clean Actually Has to Achieve
The goal is straightforward to say and demanding to deliver. The property needs to be returned in the condition it was handed over in, allowing for fair wear and tear. Property managers compare the place against the entry report and the photos taken at the start of the lease, room by room.
That means a bond clean has to be detailed and complete, not just visually tidy. A bench can look clean and still fail on the grout behind it. A floor can look vacuumed and still hold dust along the edges and in the corners. We clean for the inspection, which is a higher bar than cleaning for the eye.
The Kitchen
The kitchen is where the most deductions happen, because it hides the most detail.
We clean inside, outside and on top of the oven, including racks and trays, the rangehood and its filter, the cooktop and splashback, and inside the microwave. Cupboards and drawers are wiped inside and out, including the runners and handles. The sink and tapware are detailed and polished, the dishwasher is wiped down, and we clean behind and around appliances where they pull out. Benchtops, tiles and grout are cleaned right rather than simply wiped over.
The Bathrooms and Laundry
Bathrooms are judged hard because they show build-up quickly.
Showers, screens and tiles are cleaned and descaled, grout is treated, and soap and mineral residue is removed rather than smeared around. Toilets are cleaned and sanitised inside and out, including the base and behind the bowl. Vanities, basins, mirrors and tapware are detailed, exhaust fans are dusted, and the laundry tub, benches and behind the machines are cleaned. These are the rooms where “looks clean” and “passes inspection” are furthest apart.
Bedrooms and Living Areas
Here the detail moves to the edges of the room.
We clean skirting boards, light switches, power points, door frames and handles, and the marks that build up on walls over a tenancy. Built-in wardrobes are wiped inside, including shelves and tracks. Mirrors and glass are cleaned streak-free, ceiling fans and light fittings are dusted, and air-conditioning filters and vents are cleaned. Cobwebs are removed from corners and cornices.
Windows, Tracks and Doors
This is one of the most commonly missed areas, and one inspectors check on purpose.
We clean windows inside and out where access allows, along with the tracks, sills and flyscreens, which collect more grime than almost anywhere else in a home. Sliding door tracks are cleaned out the right way rather than just brushed, because a track full of dirt is an instant flag on a final inspection.
Floors, Walls and Marks
Floors are vacuumed and mopped right to the edges and into the corners, not just across the open middle of the room. Hard floors are cleaned to remove residue and streaks. Carpet is vacuumed thoroughly, and where a professional carpet clean is required under the lease, we will tell you up front so it is sorted before the inspection rather than after.
Scuffs and marks on walls are spot cleaned where they are not part of fair wear and tear. We are honest about the difference. Trying to repaint over normal wear can create more problems than it solves, and a good property manager knows the difference.
Outdoor Areas, Garage and Balcony
Bond inspections do not stop at the front door.
We clean balconies and patios, sweep and tidy the garage or carport, remove cobwebs from entries and eaves, and clean down any outdoor areas that formed part of the tenancy. For many Gold Coast apartments and townhouses, the balcony is the first thing the inspector sees, so it gets the same care as inside.
Why We Treat It as a Presentation Clean
We could rush a bond clean. Plenty do. We think that is exactly the wrong approach when your money is on the line.
A presentation-standard exit clean protects your bond, keeps your rental history clean, and removes the back-and-forth that drags out the return of your money. It also reflects how we work on every job. Do it the right way the first time, own the detail, and leave the place better than we found it. Old-school values are not just for the homes people are moving into. They matter just as much for the one you are handing back.

Questions We Hear Every Week
What is included in a bond clean?
A full exit clean covering the kitchen, bathrooms, bedrooms, living areas, windows and tracks, floors, walls, and outdoor areas, cleaned to the standard a final inspection requires.
Does a bond clean guarantee my bond back?
No cleaner can guarantee a bond return, because it also depends on property condition and damage beyond cleaning. What we can do is deliver an exit clean to inspection standard so cleaning is not the reason for a deduction.
Do you clean carpets as part of an end of lease clean?
We vacuum carpets thoroughly as standard. Where your lease requires professional carpet cleaning, we will flag it up front so it is arranged before your inspection.
How far in advance should I book a bond clean?
As early as you can, ideally once your inspection date is set. Booking ahead means we can schedule the right team and time, especially around busy moving periods.
Do you do bond cleans across the Gold Coast?
Yes. We cover the southern Gold Coast and surrounds, from Coolangatta through to Nerang and into the hinterland.
